How is the annual letable value calculated for a house given on rent?

My house is let out on rent. For calculating the annual value of this property, I would like to know the means to find out the annual letable value of the property. How is the annual letable value calculated for a house given on rent?
Whatever rent you are getting is the rental value of the property.

Annual lettable value is to be calculated where the property remains vacant or where the person concerned understates the rent collected or collects the rent partly by cheque and partly in cash with the intention of paying less tax.

So, why are you concerned with the annual lettable value. Proceed and give the rent collected as the rent received.
